TERMS OF PAYMENT OF PURCHASE PRICE Investors Are Able To Chose Between Two Payment Plans
The following is a summary of the “Secure Buyer Payment” arrangement with NSP Lawyers, Koh Samui. NSP shall make arrangements to recieve client funds on behalf of buyers and will then release to ECO in line with the construction metrics being met When a buyer signs a contract they shall at the same time be required to sign the agreement with NSP Lawyers - Koh Samui, to handle the funds being sent to purchase the property. The agreement shall establish a bank account for each buyer into which funds shall be transferred for the purchase of the ECO property. Payments are made as follows:
Payment Plan 1
1. 100,000 THB deposit (refundable within 14 days) 2. Within 30 days contracts are signed and the balance of 25% of total purchase price is paid 3. Within 30 days of signing contact a further 25% of total purchase price is paid. 4. An initial payment of 75,000 THB is to be paid to NSP Lawyers on signing of the contract to establish the escrow arrangement. 5. an annual fee in advance of 25,000 THB is payable for 5 years - first 25,000 THB fee to be paid with the initial payment of 75,000 THB. 6. The remaining balance of 50% will be paid interest free over 5 years in quarterly installments into the escrow account before being released to the developers.

Within 30 days of signing contact a further 25% of total purchase price is paid. 4. An initial payment of 75,000 THB is to be paid to NSP Lawyers on signing of the contract to establish the escrow arrangement. 5. The remaining balance of 50% will be paid in quarterly installments over a 12 month period with the final payment to be made upon completion of the property. 6. For buyers in PLAN 2 a fee of 50,000 THB is payable 30 days prior to completion of construction of the property, as billed by NSP Lawyers. 7. A 6% rental guarantee in the first year will be paid to the investor quarterly in arrears and will take affect upon settlement of closing costs. |
