TERMS OF PAYMENT OF PURCHASE PRICE


Purchase Price Breakdown

The Total Purchase Price is XXXX Thai Baht, consisting of:

1.              The rental for the lease of the Pool Villa or Town House Lot of 2,000,000 Thai Baht (“leasehold land”) – If the property is purchased by a foreigner; or

2.              The freehold land purchase price of the Pool Villa or Town House Lot of 2,000,000 Thai Baht (“freehold land”) – if the property is purchased by a Thai national or Thai company; and

3.              The purchase price of the Pool Villa or Town House, which is the equivalent of the Total Purchase Price (XXXX THB) minus 2,000,000 Thai Baht paid for the leasehold or freehold land (“Pool Villa or Town House Price”).

 

Reservation Fee

 Buyers pay 100,000 THB on signing the Reservation Form then pay the balance of 5% of the “Pool Villa or Town House Price”, within 7 working days from the date of the Reservation Form;

 

First Installment

1.              15% of the “Pool Villa or Town House Price”, upon signing of the relevant binding legal documents; and           

2.              2,000,000 Thai Baht, for the “leasehold land” or “freehold land” payment;

 

Second Installment

35% of the “Pool Villa or Town House Price”, on completion of the building structure containing the Pool Villa;

 

Third Installment

35% of the “Pool Villa or Town House Price”, at lock-up stage; when all doors and windows and finishes of the Pool Villa or Town House are installed; and

 

Fourth Installment

10% of the “Pool Villa or Town House Price”, upon handover of the Pool Villa or Town House or on the day of the registration date of the transfer of ownership of the Pool Villa or Town House, according to the relevant binding legal agreements, whichever is earlier.


Please note: This Schedule is used for purchase of (i) leasehold land or (ii) freehold land and freehold Pool Villa or Town House.
