HOW DO I PURCHASE A PROPERTY OR A PROJECT?

Your property can be purchased as follows: The land parcel can be owned freehold or held by a lease “in perpetuity.” The Town House or Pool Villa can be owned freehold in your name or in a company or trust. Shares shall be issued to all Town House and Pool Villa buyers, in the company, which owns and manages the common areas of each of the properties.

This information can be explained clearly by our international lawyers, Mayer Brown JSM. Tax advice can be provided as required, by our international accountants, BDO Richfield. We do recommend that buyers speak to our advisers as they fully understand our projects and have worked with us to establish the most suitable and secure procedures for our international buyers.

Once you take delivery of a beautiful ECO Town House or Pool Villa, you and your family are able to enjoy your property, have “Raine & Horne – Thailand Property Management” manage the rental of your property or combine both options. It is entirely up to you how often you choose to use the property or how often you wish to rent the property to enjoy the financial returns. “Raine & Horne – Thailand Property Management” will work with you to ensure your requirements are fulfilled in every respect.

Of course, the capital growth achievable on a quality property in the fast growing tourist market of Koh Samui means that your dream home also serves as a sound investment in any property portfolio.


HOW DO I PROCEED?

In order to proceed with the purchase, the following actions are required. Note that a payment for purchase or lease of the land parcel is made by the buyer, followed by a series of % payments made against the balance of the purchase price with % payments made on construction milestones (See ECO Payment Plan):

1.     A Reservation Form is signed identifying the Town House or Pool Villa selected and a payment of Five Percent (5%) of the “Pool Villa or Town House Price” is made to secure the property purchase. This consists of One Hundred Thousand THB (100,000 THB) on signing the Reservation Form, then the balance of the Five Percent (5%) of the “Pool Villa or Town House Price”, within 7 working days from the date of the Reservation Form;

2.     Within Twenty-One (21) days of signing the Reservation Form and paying the Five Percent (5%), all legal documents are signed, including the leasehold agreement and sales and purchase agreement, with our legal advisers. During this period, all legal procedures in securing the property shall be explained and executed. Once signing has taken place, a further Fifteen Percent (15%) of the “Pool Villa or Town House Price” is paid. The land payment component is also paid at this time. This procedure can be conducted while you are overseas;

3.     Content and price of furniture package shall be confirmed and an order placed should you wish to acquire the package. A deposit will be payable. This amount will be confirmed;

4.     Construction will proceed and stage payments will be made in accordance with the contracted agreement, with milestones being confirmed with you prior to further payment. These payment will essentially be further Thirty-Five Percent (35%) of the “Pool Villa or Town House Price” on completion of structure, a further Thirty-Five Percent (35%) of the “Pool Villa or Town House Price” on commencement of architectural fit out and a final Ten Percent (10%) of the “Pool Villa or Town House Price” on hand over;

5.    All ownership paperwork will be provided on completion and hand over, including land lease or title deed and house certification from the local authorities, plus all documentation associated with the property and its contents;

6.    All insurances required will be advised and offered, including land title deed insurance and building and contents insurance;

7.    “Raine & Horne Thailand – Property Management” will discuss your requirements and implement a management plan to suit your needs. They will meet with you as soon as possible after you have signed all legal paperwork to commence the management relationship; and

8.    Any additional assistance requested will be provided as required.
